For average buildings with no extraordinary history and little local attachment, is it rational to reinforce failing, costly materials when modern alternatives offer greater efficiency, longevity, and performance? In the case of Elsewhere, the mass stays, but materials are reborn, giving the structure new texture, presence, and dynamic spaces that energize the local art scene.
